We are pleased to offer a streamlined flat fee process for simple property transfers in Washington State. The flat fee includes preparation of a quit claim deed and real estate excise tax affidavit. Notary service is free if you pick up your documents in person at our office. Electronic recording to most counties in Washington is available for an additional fee.

Quit Claim Deeds (often incorrectly referred to as quick claim, quickclaim, or quitclaim deeds) are generally used to add someone to title, remove someone from title, fix a defect in the chain of title, rearrange existing ownership, etc. A quit claim deed should generally not be used when an arms-length buyer is paying fair market value, because it offers no warranty of title whatsoever. It is commonly used for transfers within a family, among current owners of a property, or other parties who have reason to trust each other. It is also commonly used for situations where little or no money is changing hands.
